Three Collective | Falls Church, Virginia

Three Collective is a mixed-use development complex with three existing buildings at its core that will be repurposed into live-work units. The primary design objective for the pedestrian realm is to create a robust, cohesive, interactive and attractive urban park experience that can be enjoyed by both the general public and private tenants and their guests. The proposed urban park will replace the currently underused and rigid courtyards and streetscape to create a publicly accessible open space that complements the new mixed-use establishments and provides opportunity for leisure, socialization, exercise and more.

Conversion from Office to Residential

The transformation of three underperforming office towers into a dynamic live/work residential campus. By transitioning from office to residential use, we capitalized on the reduced parking requirements to reimagine and expand the public realm. This allowed us to create vibrant, community-focused spaces that enhance the surrounding neighborhoods.
